Florida has many permitting authorities, and which one reviews a project is decided by where the property is.

The records come from a selected set of Florida jurisdictions with unequal coverage, and every number on this page is scoped to them. How we count.

Field note

Many authorities, one state

Counties, cities and towns each run their own permitting, and the boundaries do not nest neatly. A property inside a city may be reviewed by the city, by the county, or by both for different parts of the same project.

This site keeps a page for every city, county and region in the state for exactly that reason, and it counts the service and place combinations it has registered below.

What changes across the line

Submittal requirements, the forms, how many sets are printed, the order of review and the level of detail reviewers ask for all vary between authorities.

Wind requirements vary as well. Two properties a few miles apart can sit in different wind zones, and the difference shows up in what the drawings have to prove about openings, roof covering and connections.

Why the site repeats itself by place

The same project description produces different paperwork in two places a few miles apart, so a single page about a service can only ever be half the answer.

Every service here has a page for each registered combination of service and place. Those pages exist to answer the local question, and they carry the same scope and the same drawings as the service page they belong to.
